How the estimate works

The calculator multiplies the affected area by a per-square-foot rate that reflects how hard the material is to remediate. Surface mold on sealed concrete or tile is cheapest; porous materials like drywall, carpet, and insulation cost more because they're removed and replaced; structural involvement — framing, subfloor, sheathing — is the most labor-intensive. It then adds surcharges for black or water-damage mold and for forced-air HVAC contamination, which spreads spores through ductwork and multiple rooms.

Why Saint Paul is its own market

Local labor and disposal costs, our older housing stock, and the way cold-climate moisture hides — basement seepage, ice-dam leaks, attic condensation, burst pipes — all shape real pricing here. A job that also requires fixing the moisture source, like correcting grading or adding a sump, costs more up front but actually solves the problem. For the full breakdown of how pros price the work and where insurance fits, read our Saint Paul mold removal cost guide and our Minnesota mold and insurance guide.

The number isn't a quote

Two jobs that look identical from the doorway can cost very differently once someone reads the moisture inside the wall. Use this to know whether you're facing hundreds or thousands, then get a free on-site assessment from a licensed local pro to confirm. Request one here.
